You can sell your home whatever the season, but Spring is traditionally one of the best times for many reasons. Our sales team at Hancock & Partners have outlined a few reasons why, from colourful gardens and warmer weather to record prices and plenty of buyers…

Buyer demand is very strong

It’s well-known amongst the industry that buyer demand rises even further once the weather warms up, so there is still an imbalance between demand and supply. This means there just aren’t enough properties for sale compared to the number of people looking to buy one. To put this into perspective, Rightmove in their latest Index claim there are twice as many buyers as there are sellers, and when compared to this time three years ago, sellers are twice as likely to find a buyer within the first week of launching. Also, according to house selling weather forecast, PropCast, Chichester is in a very hot sellers’ market, with buyer demand increasing 23% over the last year, and 6% since October 2021.

Record prices

Due to demand outweighing supply, house prices keep on rising. Rightmove’s latest Index says the average house coming onto the market jumped by 1.7% in March to £353,545, in the biggest month-on-month increase since the mid-noughties. This is a record high, with the average house price in the UK now surpassing £350,000. Meanwhile Nationwide reports annual house price growth increased 14.3% between February and March this year. They have also found that flat prices have increased £24k whilst detached houses have risen by nearly £68,000.

Gardens are looking amazing

Outdoor space, whether big or small, is a huge selling factor for buyers – especially following the pandemic. As you have no doubt seen in your own gardens, colour is returning with flowers, greenery and trees in gorgeous bloom, proudly standing in the sunshine. This not only looks fabulous on viewings but also in professional photographs too, attracting far more interest than if it was dark and bare during the winter months.

Better light

Longer days mean far more light. A brighter home has a far better chance of selling than a darker one. This not only applies to viewings but also pictures, as a professional photographer will be able to produce some amazing images by photographing at the right time of day to maximise natural light. Sun filled south facing gardens will get a big green tick from prospective purchasers too.

Warmer weather to move in

Nobody wants to be moving home in pouring rain and bitter temperatures, and that applies to you as a seller as well as those who may be interested in your property. We are often told that people are moving in Spring because of the warmer weather, and it’s particularly important for the downsizer market.

Families are looking for schools

With the new school year starting in September, buyers are starting to look for their new family home now. If you own a three plus bedroom house with a garden, then spring is an ideal time to attract this type of buyer for your property.
